Marketplace information

Property information is supplied through owners, managers and authorised platform users. Users should verify material details, availability, rental terms and the physical property before entering a lease or making a payment.

Accounts and workspaces

You are responsible for information submitted through your account and for keeping access credentials secure. Workspace access is based on the active role available to the account. Property-management and administration access may require approval.

Listings and location information

Property owners and managers must provide accurate listing information and must have authority to advertise the property. Where exact map coordinates are supplied, the person publishing the listing is responsible for choosing the appropriate exact or approximate location visibility.

Applications, viewings and rentals

Submitting an application or requesting a viewing does not itself create a tenancy. A rental relationship is created only through the applicable approval and lease process. Theo Properties provides workflow tools for the rental journey; property-specific obligations remain subject to the agreement between the relevant parties and applicable law.

Platform fees, subscriptions and managed services

Theo may charge clearly displayed platform fees for successful rental matches, listing promotions, owner subscriptions, tenant-placement services and property management. Browsing, comparing, requesting a viewing and submitting a rental application are not subject to the successful-match fee. The P150 successful-match fee becomes applicable only after an approved rental is converted into a tenancy. Property-owner subscriptions and promotions are optional commercial services unless otherwise agreed.

In RC1.0.8, Theo records payment requests, invoices, receipts and reconciliation status but does not operate a live online payment gateway. A payment request shown as pending does not mean funds have been collected. Tenant rent remains payable directly to the landlord unless the parties later enter a separately documented arrangement.

Acceptable use

• Do not publish false, misleading or unauthorised property information.
• Do not misuse personal information obtained through the platform.
• Do not attempt to bypass access controls or interfere with platform operation.
• Do not use the platform for unlawful activity.
